Only resorts directly on the gulf can rent weekly. Everything else is monthly only. Big Arts is the local artistic group putting on painting lessons, current event talks, movies etc. Really a big deal here. Recent speakers at the FORUM on Sanibel have been Senator Alan Simpson, Senator Judd Gregg, Paul Volcker, Gwen Ifill, William Kristol, Senator Russ Feingold, Doris Kearns Goodwin, Justice Ruth Bader Ginsburg, among others. A recent travel writer ranked Sanibel the best travel destination in the world with Paris, France second. Sanibel is upset! our secret is out!! Periwinkle Park and Campground is the only mobile home park on Sanibel and was grandfathered is when Sanibel became a city separate from Lee County in 1974. There will never be another trailer park or mobile home park on Sanibel. The original owner was Al Munch, He is deceased. His sons Jerry and Dick and Dick's son David now run the park. Land rent is $1850.00 per quarter. Not cheap. But you're on Sanibel where 2 bedroom condos go for $300,000 to 600,000. Property tax on condos is 1.8% of the selling price.So a $400,000 condo pays $7200.00 yearly taxes. We pay no taxes on a mobile home.There is no pool in the park. But the gulf in only about 1/4 mile away. World's best shelling beaches. No dogs allowed in the park. There are presently 4 mobile homes in Periwinkle Park for sale. All are single wides with an added room. They all suffer from the fact that the hallway to the back subtracts about 2-3 feet from the homes 12' width. These 4 manufactured homes are for sale for 190000.00,158000.00,115000.00, and 167000.00. So my true double wide is reasonably priced at 160000.00 Offer me something. We can talk.My double wide mobile home has 3 bedroome, two baths, a great room 22'x23'. Great room is the kitchen, dining room, and living room. Four of the windows in the great room have been replaced with double hung units and sun block sheets were added. Also, wooden venetian blinds are installed in all seven windows.Two porches, one off the great room, one off the rear. Chocolate brown shag carpet has been replaced 8 years ago throughout with light beige berber. When the shag was removed the 4x8 plywood floor was found to be weak in two spots. So another grouping of 3/4"4'x8' plywood flooring was installed over the original floor. The yellow walled third bedroom in the photos has three large double hung windows. It also has a new Pergo wooden floor.Fully fenced back yard provides privacy. back yard plantings done with native plants by the Sanibel Native Plant Conservatory. Kitchen has been redone. All original steel water pipes have been replaced with plastic pipes. Blue for cold water and red for hot. Separate utility room with washer, dryer. Separate tool shed.Periwinkle Park& Campground is the only one on Sanibel Island. It was grandfathered in when Sanibel became a city There will never be another Mobile Home park on Sanibel. Unusual bay rum tree in front yard. All air conditioned. When I bought the place 11 year ago, I had it immediately levelled.We found 4 supports beneath the house. We added 6 more supports. They are concrete blocks sitting on thick, heavy plastic discs. Wooden final adjustment discs provide the last adjustment. A new combination air conditioner/heater was installed about 5 years ago. The rear deck and side porch off the living room was installed abut ten years ago. The wood has been stained and waterproofed every 4 years. The kitchen was redone with a new island, oven, surface unit, cabinets, sink and refrigerator. The main bath has a new sink and cabinets. Guest bath is original. The third bedroom has yellow walls in the pictures. This home belonged to Al Muench, Periwinkle Park founder. He added the yellow bedroom which, when we bought it, was his office. Entrance to this bedroom is from outside the main building, down the outside hall as you can see in the pics. This has proved to be a good thing when grand kids visit since they can be on their own and not bother we adults. The kids like it that way. And so do we. The back yard is one of the very largest in the park. The back yard plantings are all native plants and require no fertilizer or watering.Sanibel installed a new causeway to the island about 4 years ago. The original causeway had a drawbridge which caused massive traffic jams. The new causeway is, at one point, 60 feet high. So no tie ups, at least not nearly as bad. Fee is 6 budks! But residents can get a windshield mounted transducer which gets us in for 2 bucks. The 6 dollar fee tends to keep daytrippers off.We have DISH tv, internet, and phone service. Cell is available. Other tv service is available.
